Building the Brand Behind a Growing Vacation Rental Portfolio

Project Overview

STR Waterfront Getaways had grown into a collection of waterfront vacation rentals across multiple destinations in the United States.

The properties were already operating independently through platforms like Airbnb, but the portfolio had yet to be connected at the brand level. A central online presence would give guests one place to explore the collection, discover sister properties, and understand what connected the stays beyond their individual locations.

The owner was also building toward something larger. As the portfolio grew, he wanted STR Waterfront Getaways to operate as a hospitality brand that could support continued expansion and eventually open the door to investor opportunities.

Studio MADM Co was brought in to develop the strategy, messaging, and digital foundation behind that growth. Connecting the properties under one brand was only part of the equation. The unified brand also needed to support the owner's larger vision for the portfolio.

The first step was defining who the brand needed to speak to and identifying the story that could connect properties across different destinations.

The Strategy

The Brand Concierge started by looking beyond what the properties had in common on paper. Water was an obvious connection across the portfolio, but waterfront amenities alone weren't enough to build a distinctive story around.

The deeper connection was personal. The owner had grown up around the water, and those experiences continued to shape the way he traveled with his own family. When building STR Waterfront Getaways, he wasn't simply acquiring properties that fit an investment model. Each property was personally selected as a place he would choose to spend time with his own family.

That gave us a much more specific foundation for the brand. The docks, kayaks, pools, hot tubs, and waterfront access weren't a checklist of amenities. They reflected the kinds of experiences that had shaped his own relationship with the water and the standard he was using to build the collection.

Rather than positioning STR Waterfront Getaways around waterfront properties alone, we built the story around a personally curated collection of places chosen for the experiences they make possible.

That thinking carried into the founder story as well. The owner had no interest in a traditional About the Founder page, so we shifted the emphasis from who he was to how he chose. His own family became the benchmark: if a property wasn't somewhere he would take them himself, it wasn't right for the collection.

This also helped us make an important decision about the brand's two audiences. Investor growth was part of the long-term vision, but the guest experience remained the priority. By establishing a clear point of view behind the portfolio first, we could build a more credible hospitality brand for guests without turning the website into an investor pitch.

That strategy became the foundation for the messaging, property storytelling, portfolio structure, and digital experience that followed.

The Approach

With the positioning established, Studio MADM Co translated the strategy into the messaging and digital experience for the portfolio.

The guest profile shaped how the collection was presented, while the owner's approach to selecting each property informed the brand story and property copy. Rather than presenting four unrelated destinations, the portfolio was structured as one collection, giving guests a clear way to explore each stay and discover other properties within the brand.
